If you want to sell your house fast and for top dollar, here are some tips to help you.

Firstly, I recommend to rent a storage unit. You should be putting at least 80% of your belongings in there. This will include your extra furniture, personal items, clothes, linens, family pictures, trophies, awards, important documents, etc.

You want make sure your house is in good condition. Clean your house thoroughly, declutter, and make any necessary repairs. This will make your house more attractive to potential buyers and increase its value.

Secondly, price your house competitively. Do your research and find out what similar houses in your area are selling for. Price your house accordingly. Remember, if you price your house too high, it may sit on the market for a long time, which can be frustrating.

Research the homes that sold with your area or community.

  • Make sure the comparable homes you’re using are similar to your home in terms of size, location and quality.
  • Pull comparable homes from an area as close to your home as possible — within your neighborhood is best.
  • Only use homes that are sold in the last few months — three months ideally, but no more than five.

Thirdly, market your house effectively. To sell your house fast, you should make simple listing sheets and flyers. Use social media, online classifieds, and other marketing channels to advertise your house. Take high-quality photos and create a detailed listing that highlights the best features of your house.

Fourthly, be available to show your house to potential buyers. Make sure your schedule is flexible so you can show your house at any time. Be friendly and welcoming to potential buyers, and answer any questions they may have.

Ensure you have qualified buyers

While you’re probably eager to get potential buyers through the door, don’t compromise your safety. Whether at a private showing or an open house, take down names and contact info for both buyers and their agents, including asking for ID.

Having a record of everyone who has toured the house can not only help you ensure only serious buyers are touring but also prevent valuables from being stolen (or make them easier to recover).

Let potential buyers know that all offers must be submitted with a mortgage pre-approval letter (if they’ll be financing) or proof of funds (if they’ll be paying cash).

Know that a pre-approval letter is a more solid reflection of the buyer’s ability to purchase the home than a pre-qualification letter.

Finally, be prepared to negotiate with potential buyers. They may try to offer you a lower price than you are asking for. Be willing to negotiate to reach a price that is fair for both parties.

Hire a real estate attorney

Real estate transactions are famous for their many pages of paperwork, and it’s important to know what you’re signing. If you’re selling FSBO, it’s a good idea to hire a real estate attorney to review all documents, especially disclosure statements.

In fact, in 21 states and the District of Columbia, you’re required to use a real estate attorney for all transactions, including for sale by owner. Those states include Alabama, Connecticut, Delaware, Florida, Georgia, Kansas, Kentucky, Maine, Maryland, Massachusetts, Mississippi, New Hampshire, New Jersey, New York, North Dakota, Pennsylvania, Rhode Island, South Carolina, Vermont, Virginia and West Virginia.
