Step #1. Make sure your home is clean and decluttered. Get a storage unit. This can involve hiring a professional cleaning service and removing any unnecessary furniture and personal items from your home and put it all in the storage unit, not in the garage.

When you declutter, you can identify what you have, what you need, and what you can donate or sell. This process can help you reduce stress and anxiety and increase your productivity.

A clean and uncluttered home can make all the difference on your sanity and in how potential buyers perceive your home.

Step #2. Consider making small repairs and small upgrades to sell your Florida home. This can include fixing any leaks or broken appliances, repainting walls (interior and exterior), and updating fixtures.

Florida has several programs that can help with home repairs and upgrades

  • Florida Low-Income Emergency Home Repairs This program can help with urgent repairs and upgrades to make your home safer.
  • Single Family Housing Repair Loans & Grants Also known as the Section 504 Home Repair program, this program provides loans to very-low-income homeowners to repair or modernize their homes.
  • Florida Weatherization Assistance Program This program improves the energy efficiency of homes for low-income families.

Some small remodeling projects that can make a big difference include: 

  • Renovating a half bath or powder room
  • Adding an outdoor kitchen
  • Remodeling the kitchen
  • Replacing the front door
  • Updating interior doors and trim

You can also consider minor conservation measures, which are lower-cost mechanical upgrades or behavior modifications. Maintenance can also help prevent unexpected repairs

The program was created to strengthen Florida homes against hurricanes and save homeowners money. In 2022, the Florida legislature passed a bill called My Safe Florida Home Program. 

The program enables homeowners to get a free home inspection to determine whether their homes are safe from storms and other natural disasters.

These small upgrades can add value to your home and make it more appealing to potential buyers.

Step#3. When pricing your home in Florida, you can consider the market conditions. In a seller’s market, you can price your home up to 10% more than the neighborhood prices to sell your Florida home quickly. In a buyer’s market, you can set your asking price slightly lower to beat the competition. 

Here are some tips for pricing your home: 

  • Review comparables of recently sold homes in your area. These homes should be similar to yours in size, location, and features.
