1. A Purchase and Sale Agreement is a legally binging contract, when signed by buyer and seller. It is signed after the two parties agree to the terms and conditions, but before the official closing where ownership changes hands to the buyer.

2. If the buyer decides not to buy the home for any “what- if” that is not included in the agreement, there is a chance the seller can keep the earnest money. It is up to the buyer to do due diligence and have the necessary inspections, appraisals, and survey.

3. This signed document, is not a final sale. The complete sale process can take 30-60 days to complete and change ownership.  The sale can be void if contingencies or agreements in the document are not met.
