Slower Sale

Since almost 90% of buyers search online for a home, an online presence is critical, and many For Sale by Owner (FSBO) sellers don’t know how to generate a good one or don’t have the tools to keep it up to date and in the sight of potential buyers.

Agents can save sellers time, money, liability, and hassle

Homeowners selling For Sale by Owner, simply don’t have the time to devote to the process, don’t know the market value, don’t understand market reports and don’t properly market the property.

A Purchase and Sale Agreement states the terms and conditions of a real estate transaction, which has a lot of moving parts. Generally left to the buyers and sellers, it is important to understand the details of the transaction.

3 important things you need to know BEFORE signing the dotted line:

1. A Purchase and Sale Agreement is a legally binging contract, when signed by buyer and seller. It is signed after the two parties agree to the terms and conditions, but before the official closing where ownership changes hands to the buyer.

2. If the buyer decides not to buy the home for any “what- if” that is not included in the agreement, there is a chance the seller can keep the earnest money. It is up to the buyer to do due diligence and have the necessary inspections, appraisals, and survey.

3. This signed document, is not a final sale. The complete sale process can take 30-60 days to complete and change ownership.  The sale can be void if contingencies or agreements in the document are not met.
